Key Holding & Security

Room to Breathe Property Management will, as soon as you have taken title to your property, collect the keys from your lawyer.

We will organise for kitchen and furniture delivery and fitting.

We will hold the keys and, upon request, make them available to guests.

Keys would only be provided on proof of identity and would be signed for together with a checklist, which confirms that the property has been handed over in good order and the contents are complete.

We can also arrange to be at the property ourselves to meet visitors or trades people if you cannot be there.

We will also visit the property on a regular basis during periods when it is empty to check that it is secure. It is quite common for this to be a condition of your building and contents insurance policy.

Post- Build Clean

It can be heartbreaking to arrive at your newly acquired home in the sun to find it looking like a building site, with large quantities of dust, paint splatters and tile cement which will require hours of backbreaking cleaning to remove.

Room to Breathe Property Management offer a service to thoroughly clean your new home and, if required, carry out snagging checks on your behalf.

Property Preparation

As soon as we have the keys and have completed the post-build clean, we can organise for the fitting of kitchen and furnishings, fit lights and other fixtures, design, construct and plant a garden, including terrace, walls, pergola, barbecue, Swimming Pool or Health Spa.

We will prepare everything to make your first arrival a pleasure, not a nightmare.

We will organise, on your behalf, for water and electricity connections and arrange for fitting of Solar Heating, Air Conditioning and Satellite TV systems.

Preparing for Rental

You may have bought your “place in the sun” for the personal use of you and your family. On the other hand, you may be considering letting your property to paying guests on a long or short term (holiday) let basis.
Room to Breathe Property Management will fully prepare your property without the need for you to visit to do this yourself.
Here are just some of the things that we will do:

  • Pack away any of your personal possessions. These can be put into storage until you use the property again
  • Provide sets of towels and linen for use by your guests
  • Provide “utility” ware (crockery, cutlery etc.) which is easily sourced locally should breakages occur
  • Carry out a full safety inspection check and carry out any necessary work (pool signage and life ring, fire extinguishers, check electrical appliances etc.) to comply with local regulations
  • Provide a Health and Safety Manual
  • Compile a folder with information regarding the property (instructions, emergency telephone numbers, bus timetables shop opening hours etc.)

Health and Safety

If you are renting your property on a regular basis, the Health and Safety of your guests is of utmost importance. In the current “Compensation Culture” you need to be seen to be taking every possible step to advise your guests in using your property safely. Additionally, you need to ensure that your property conforms to local regulations, which apply particularly to those properties being rented for “tourism” purposes.

Room to Breath Property Management will, if requested, carry out a “Health Check” on your property and advise of any potential problem areas.

We can also provide a complete Health and Safety Manual, tailored to suit your property, which will be made available to guests upon their arrival at your property. Making your guests aware of the manual would be part of the handover procedure.

The climate in Fuerteventura is dry and dusty for most of the year. To keep things in first class order, regular cleaning and maintenance is required.

Our cleaning service includes:

  • Vacuum cleaning and mopping of all interior floors
  • Dusting and cleaning of all table and furniture surfaces
  • Dusting of windows and shutters (external on ground floor only)
  • Washing and disinfecting all baths, toilets wash hand basins and other sanitary ware
  • Checking supplies of toilet paper and cleaning materials
  • Washing and disinfecting kitchen sink and all kitchen surfaces

Post Rental Checks

To ensure that your home is in good condition when your guests leave a Post Rental Inspection routine should be established. This will ensure that any unnecessary breakages are paid for by the guest and not by you, if possible prior to the arrival of the next guest.

Our Post Rental service includes the thorough inspection of the entire building, including windows and doors, appliances, kitchen equipment, crockery and cutlery, together with furnishings, bed linen and towels.

Any damage or breakages will be listed and notified to you immediately with an estimate of repair or replacement.

Daily Maid Service

In addition to cleaning your property before you or your guests arrive, Room to Breathe SL can offer a daily maid service to make your or your guests’ stay an even more enjoyable experience.

This would include:

  • Sweeping and mopping floors
  • Clearing rubbish
  • Taking towels for laundry
  • Washing and disinfecting all baths, toilets wash hand basins and other sanitary ware
  • Washing and disinfecting kitchen sink and all kitchen surfaces

Laundry

In addition to a clean and tidy home for you or your guests, it is also essential that all linens and towels be clean and fresh upon arrival.

Our laundry service includes the removal of towels and linen from your villa / apartment for washing and ironing or pressing, and returning to your property neatly folded ready for use.
At the same time, we can advise of any potential replacements before they are required, ensuring that everything is presented in good condition.

It is advisable that you provide three sets of bedding, towels and linen to allow for any guest accidents and same day changeovers.

Garden Maintenance

In Fuerteventura’s wonderful climate, you and your guests will be spending a great amount of time in the space outside your property. It is essential, therefore, that as much care and attention are applied to the garden as would be with the inside of the property.
Whether your garden has been constructed by Room to Breathe Gardens or not, we can provide a total care programme. This would include: 

  • Pruning and tidying plants
  • Weeding
  • Checking irrigation systems
  • Checking lighting systems
  • Sweeping and hosing terraces

Pool and Health Spa Maintenance

A Pool or Health Spa in your garden can give immense enjoyment to you and your guests.

To enjoy a trouble free bathing experience and to maintain absolute safety at all times, it is essential that your pool or spa is regularly maintained. Just like any other complex piece of equipment, it needs regular preventative maintenance.

Some spas, for instance cost more than the average family car but you would not run a car continuously without regular servicing. The average pool or spa has pumps and motors running for 4 hours per day, even when not being used. This equates to more than 1400 hours per year. Running a car at an average speed of 50km/hr, it would travel 70,000km!!!

Room to Breathe Property Management can provide a total pool and spa maintenance package, approved by manufactures, which will ensure the smooth, trouble free running of your investment and ensure that the safety of you and your guests is fully protected.

Services include:

  • Setting up your pool or spa
  • Providing all necessary safety equipment to comply with local regulations
  • Filling your pool or spa
  • Maintaining the chemical balance of your pool or spa
    • pH
    • Alkalinity
    • Sanitizer (Free Chlorine, Bromine or Active Oxygen)
  • Keeping records of chemical levels for future reference
  • Cleaning your pool or spa
  • Visually checking the quality of the water
  • Checking and cleaning or replacing filters
  • Checking for leaks
  • Servicing of pumps and motors in line with manufacturers recommendations
  • Repairs
  • Emptying, cleaning and re-filling as required

The frequency of the regular checks will vary depending on size, running temperature and other factors including usage patterns. Most manufacturers recommend chemical checks and filter cleans weekly with a drain down every 2 months (Spas). If the pool or spa is being used regularly (holiday lets), Room to Breathe Property Management recommend that this frequency be increased to reflect possible higher contamination levels.

To ensure that you or your guests can relax after a potentially stressful journey, a welcome pack containing all the basic necessities can be provided.

We have three levels of standard welcome pack available: and if that is not enough just mail your shopping list to us and we will ensure it is stacked in your fridge on arrival.

  • Our Basic Welcome Pack includes water, tea, coffee, milk, sugar, fruit juice.
  • Our Standard Welcome Pack, in addition to all of the above also includes additional 6 local beers and red & white wine
  • Our Deluxe Welcome Pack, in addition, includes a bottle of chilled sparkling wine, a box of chocolates and flowers for that moment of surprise or special occasion.

Shopping

Some people enjoy a browse around the local shops while on holiday, while others prefer just to relax on the beach or by the pool, but there are few who like the drudge of supermarket shopping, particularly in unfamiliar surroundings.

We will, if desired, deliver your shopping directly to your door, without you having to struggle through foreign brand names. We will deliver the closest match to your preferred product or brand.

Airport Transfers

After a long air flight, the last thing that your or your guests want is to wait in a queue for a hire car or a taxi.

If you are hiring a car, you will not be able to enjoy that celebratory drink on the aeroplane because there is a “zero tolerance” policy in force in Fuerteventura, with random breathalyser checks becoming more frequent.

We can, if you wish, collect you or your guests from the airport and take you in comfort directly to your property.

When the time comes to return home, we can collect you from your property and take you to the airport.

Repairs and Maintenance
Broken Fence

No matter how careful you or your visitors are, there will always be from time to time a need for maintenance and repairs. Windows can be broken; door hinges can break.

Room to Breathe Property Management can provide a complete damage assessment and repair service second to none.

Any damage will be accurately assessed and you notified of the costs. In addition any necessary emergency measures will be taken in order to minimize any further damage being caused to your property.

Recognised professionals will undertake all repairs.

If the situation should arise that we are not in a position to complete the actual repair immediately, we will provide an emergency damage limitation service until the required specialist arrives.

Furniture Assembly
Furniture Assembly

In today’s world of modern computer communication, it is becoming more common for people to order furnishings on the Internet and for them to be delivered directly to their door. Much of the furniture in this case is flat packed.

The only problem is that you are not able to receive it into your property and assemble it.

To enable you to take full advantage of this potentially low cost furnishing option, we will receive the goods on your behalf, assemble them and place in the positions that you request.

We will check the items for any damage and take up any issues on your behalf.
